Owners Corporation Quoting & Compliance Documentation
Most committees are not trying to choose a painter. They are trying to satisfy themselves that they have made a defensible decision with the information available. Those are different problems, and the second one is mostly a documentation problem. This is the part of our service that no other painter seems to treat as a service.
The three-quote problem
A committee obtains three quotes and finds they cannot be compared. One is a lump sum with no scope. One includes balconies, one excludes them. One assumes scaffold and one assumes rope access. The cheapest is cheapest because it has priced less work, and nothing in the paperwork makes that visible.
We write quotes to be compared. That means a scope broken down by element and elevation, the access method stated, the coating system named with film build, inclusions and exclusions listed explicitly, and provisional sums shown separately from fixed price. If a competing quote does not break down the same way, the gap itself tells the committee something.
What goes in the pack
A complete quotation pack includes the scope of works, the priced schedule, evidence of public liability insurance and current registration, the safe work method statement for the access method proposed, the staging program with indicative dates, the resident communication plan, and the warranty terms with what voids them.
That is the set a strata manager needs to file and a committee needs to minute. Handing it over as one document rather than in pieces over three weeks is most of the value.
Presenting to the committee
We will attend a committee meeting or AGM to walk through the scope and answer questions, in person or online, at no cost and with no expectation. Committees make better decisions when someone who has actually inspected the building is in the room, and we would rather lose a job to an informed comparison than win one because nobody asked.
During the works
The documentation does not stop at approval. The committee receives progress reporting against the staging program, photographic records of remedial work found and approved, a variation record, and a defects walkthrough at completion with the list closed out in writing.

Owners Corporation Quoting & Compliance — common questions
Will you present to our committee or AGM?
Yes, in person or online, at no cost and whether or not you are leaning towards us. Most committees are weighing a decision worth tens of thousands of dollars off a one-page quote, and half an hour with someone who has inspected the building usually changes the questions they ask everyone.
What documentation do you provide before work starts?
Scope of works, priced schedule, public liability insurance certificate, current registration, the safe work method statement for the proposed access, staging program, resident communication plan, and warranty terms including what voids them. It comes as a single pack.
How do we compare your quote against a cheaper one?
Line by line, and we will help you do it. The questions worth asking any painter are what access has been assumed, whether balconies and soffits are in or out, what preparation is included, what coating system and film build is specified, and what is a provisional sum rather than a fixed price. Most price gaps close once those are answered.
