Why balconies get priced separately

Access to a balcony almost always means access through, or agreement with, a resident. That changes the scheduling model from an elevation at a time to an apartment at a time, and it introduces a dependency the rest of the facade does not have. Pricing balconies inside a single facade lump sum hides that risk. We set them out as their own line with their own access assumption.

Steel, rust and the point of a coating

On most Melbourne buildings from the 1970s onward, balustrade framing and balcony structural elements are steel. Once the coating fails, corrosion starts, and corrosion under a coating spreads further than the visible rust suggests. Where a resident cannot be reached we return in a documented second pass rather than skipping the balcony silently — the committee gets a list of any that remain outstanding.

Who pays for balcony painting — the owner or the owners corporation?

In most Victorian schemes the balcony structure, soffit and balustrade are common property and therefore the owners corporation's cost, while the internal finishes an owner has added are not. Your strata manager can confirm against the plan of subdivision, and we scope to whatever boundary they set.

What happens if a resident will not give access?

We schedule a documented second pass and, if the balcony is still not accessible, we hand the committee a written list of outstanding units rather than quietly leaving them out. That protects the owners corporation if the question comes up at the next AGM.

Can you paint over rust?
